About the project:
Pre-design proposal and concept for the construction of a modern multifunctional sports complex in Fastiv district, Kyiv region (land plot area — 3.23 ha, total building area — 3,908 sq. m). The facility is designed as a premium sports and recreational cluster, including indoor and outdoor sports infrastructure, a 3-star hotel with 8 rooms, a restaurant, a gated area with parking, and an underground shelter.

Scope of services provided by IVP Development Solutions:

• Development Analysis & Consulting: Urban planning and investment audit of the land plot, development of the Highest and Best Use concept with synergy between sports, hotel, and restaurant functions.

• Architectural & Design Solutions: Development of a 3D volumetric preliminary concept and space-planning solutions:
– Sports area: 6 padel courts (including 2 international padel courts meeting international competition standards) and 3 tennis courts;
– Hotel & Restaurant block: 3-star hotel with 8 rooms and a restaurant with seasonal seating;
– Safety & Infrastructure: Planning of a protective underground shelter, gated territory, and parking facilities.

• Engineering & Technical Planning: Calculation of preliminary technical and economic indicators (TEI), utility networks optimization, soundproofing, energy efficiency, security, and dispatching systems integration considering international padel tournament regulations.
