Revitalization of the “OASA Village” Recreation Center in Kozyn

About the project:
A comprehensive development project for the revitalization and new construction of the “OASA Village” recreational complex in Kozyn village (Obukhiv district, Kyiv region, 22-23 km of Stolychne Highway). The concept involves transforming an outdated recreation center into a modern closed-type resort complex with developed SPA infrastructure, comfortable eco-cottages, and a dual-purpose civil defense shelter.

Scope of services provided by IVP Development Solutions:

• Urban Planning Analysis & Consulting: Audit of the coastal protective strip, land plot consolidation, functional zoning of the territory (recreational and public development zones, water body), development of a pre-design proposal (PDP), and calculation of technical and economic indicators (TEI).

• Architectural Solutions & Revitalization:
– Housing Stock: Reconstruction of existing buildings with structural preservation, and new construction of modern cottages (14-131 sq. m) with private rooftop terraces and individual plots;
– Infrastructure Block: Design of a SPA complex, cafe/restaurant, outdoor pool (223 sq. m) with a beach area, minigolf, administrative block, and children’s playground;
– Safety & Landscaping: Design of an underground protective civil defense shelter with dual-purpose use, a fountain, parking spaces, guest parking, and a gated area with access control.

• Engineering & Technical Planning: Design of shore protection structures (coastal reinforcement), eco-recreational solutions, power and water supply networks, as well as internal roads and pedestrian paths.
