About the project:
A premium-class recreational real estate development project — “Lux-Khvylia” apartment complex, located on the first line of the Dnipro River on Chubanova Street in Zaporizhzhia. The project combines comfortable urban housing with a resort-style suburban complex equipped with dedicated wellness and recreational infrastructure.

Scope of services provided by IVP Development Solutions:

• Development Analysis & Consulting: Waterfront land plot audit, development of the recreational-residential concept, and creation of a financial model for long-term lease and apartment sales.

• Architectural & Conceptual Design:
– Housing Stock: Space-planning solutions single- and two-level apartments with scenic views of the Dnipro River;
– SPA & Sport Infrastructure: Design of an indoor swimming pool with a sauna, a gym, and an outdoor pool with relaxation zones;
– Master Plan & Landscaping: Organization of a gated community with landscape design, parking along Chubanova St., and private access to the riverfront.

• Engineering & Technical Preparation: Autonomous life-support systems, microclimate control, pool water filtration, and security systems design.
